			<content:encoded><![CDATA[<p>It’s hard to believe 2011 is already halfway over! Looking back on the past six months, we’ve seen more positive buying conditions and real estate activity in Sandestin than we’ve experienced in a long time. </p>
<p>The most common question I’m asked – What’s going on in my neighborhood?</p>
<p>So here’s a rundown of what’s happening in Sandestin Resort:</p>
<p>From January to June this year 180 transactions closed within Sandestin Golf and Beach Resort – an impressive average of one per day – marking an increase of more than 120% over the same period last year. With the number of transactions up and available inventory down, we see prices stabilizing and actually ticking up a bit in some neighborhoods.  </p>
<p>Foreclosures and short sales are simply part of the real estate landscape now. Appraisers incorporate the distressed sales as comparisons. Fortunately, none of the active listings at this time are short sales and no bank owned properties are currently listed. There are three properties under contract – all of which are short sales.  Bank owned properties are in high demand. For premium bank owned properties, buyers have seen a multiple bid situation with the sales price close to or above the listed price.</p>
<p>With rentals showing a strong return in 2011, the beachfront buildings in Sandestin continue to be one of the most sought after areas on the resort among potential investors.</p>
<p>Demand is on the verge of exceeding supply. We are seeing more buyers actively coming to the table instead of just looking. Buyers who have been sitting on the sidelines for a few years are comfortable with the current market and don’t want to miss the action.</p>

<p>In today’s housing market, one question that homeowners frequently ask is “Why should I build a new house when I can get such a good deal on an existing house?” It’s a great question and, unfortunately, the answer is not simple. It is more important than ever to become an educated consumer and to carefully evaluate your options. Frankly, there are some fantastic deals to be found in the existing home inventory, but frequently, the old saying holds true . . . if it sounds too good to be true, it probably is.</p>
<p> You should first ask yourself if the house you are considering meets your requirements without major changes or repairs. Make sure that you are not “settling” for something just because it is a distressed sale. Be certain that you hire a qualified home inspector and price the repairs and changes that would turn the house into the home you really want before you make the decision to purchase it.</p>
<p>Unfortunately, the most overlooked aspect of purchasing an existing home is energy efficiency. Rising energy costs and the push for stricter regulations at all levels of government have the potential to significantly impact the cost of operating your home as well as its marketability on the resale market. If you aren’t sure about an existing home, request an energy audit from the utility company and talk to your builder about ways to make the home more energy efficient. A lower price initially is not always the best value in the long run.</p>

Earth Day has inspired and mobilized individuals and organizations worldwide to demonstrate their commitment to environmental protection and sustainability</p>
<p>This year&#8217;s theme is &#8220;<a title="A Billion Acts of Green" href="http://www.earthday.org/earth-day-2011" target="_blank">A Billion Acts of Green</a>&#8221; &#8211; a people powered campaign to generate a billion acts of environmental service and advocacy before Rio+20 (June 04-06, 2012).</p>
<div>Take time to reflect about the beauty of this planet we call home during Earth Day! Marvel in the wonder, stop and smell the flowers, enjoy the sun on your face today. Stop and pick up a stray piece of trash carelessly tossed by another.</div>
